Last month’s story was mortgage rates crossing 7%. This month’s question is whether they stay there. The Federal Reserve held its benchmark rate at 3.75%–4.00% on October 28 in a 10–2 vote, with two members dissenting in favor of another hike, and the 30-year fixed averaged 7.24% on October 29 — down from a 7.40% peak two weeks earlier, but well above the 6.17% a year ago. Locally, September’s numbers showed buyers feeling it: Duval County closed sales fell 9.1% to 830, inventory loosened to 3.8 months of supply (up from 3.4), and the median sale price still climbed to $345,000.

I publish this market update monthly because North Jacksonville home prices don’t move the same way Jacksonville Beach or San Marco prices do. This area has its own dynamics driven by military relocation, new construction, JAXPORT, and the airport corridor. Here’s what the data says heading into the holidays and the start of 2027.

North Jacksonville Home Prices by Zip Code

Not all of North Jacksonville moves at the same pace. Here’s how the key zip codes compare (latest Redfin zip-level data, three months of sales ending August 2026 — September zip-level figures aren’t published yet):

32226

Oceanway · The Cape · Black Hammock

~$403K

Median sale price

Down 4.1% YoY as the strong spring sales rolled out of the three-month window. Still North Jax’s highest-priced zip. Slowest to sell at ~80 days (up from 67 last year), and 44% of listings took a price cut. Homes sell at about 97.3% of asking. Small sample (~76 sales/month), so expect month-to-month swings.

32218

River City · Airport Corridor

~$320K

Median sale price

Essentially flat YoY (−0.7%), but this is North Jax’s strongest zip right now. Homes sell at 98.7% of asking, days on market dropped to ~56 (from 61 last year), and sales volume is up 1.9%. Highest new-construction volume.

32219

Garden City · Rural Northside

~$305K

Median sale price

Most affordable of the three. Down about 1% YoY. Homes take about 68 days to sell and close at roughly 99.4% of asking, though active listings sit longer. Acreage and equestrian properties create wider price swings. Buyer leverage is still strongest here.

🏠 What This Means for Sellers

If you’re thinking about selling a home in North Jacksonville this fall, here’s the honest take on where North Jacksonville home prices stand heading into winter:

✅ The Good News

Prices are holding. The Duval County median sale price rose to $345,000 in September (up 3.6% from August), and well-priced homes are still going under contract in a median of 29 days. In 32218, sellers are getting 98.7% of asking, and 32219 is closing near 99.4%. Demand from military and relocating buyers hasn’t gone away — it’s just more payment-sensitive.

⚠️ The Reality Check

Buyers pulled back. September closed sales fell 9.1% to 830, active inventory rose to 3,139 homes (3.8 months of supply), and the NEFAR affordability index slid to 82 from 86. At 7.24%, a buyer financing a $320,000 home pays roughly $180–$220 more per month in principal and interest than at last year’s 6.17%. Nearly 4 in 10 Jacksonville listings still took a price cut over the summer, and in 32226 it was closer to 44%. Overpricing costs more this winter than it did in the spring.

💡 My Advice

Price at the market on day one, not above it hoping to “leave room.” With rates above 7%, buyers are shopping by monthly payment, so consider offering a seller-paid rate buydown instead of a price cut — it often moves a buyer’s payment more than the same dollars off the price. The first two weeks on market get the most eyes, and a home that sits 60+ days becomes a target for lowball offers. I use hyperlocal comparable data to price your home at the intersection of competitive and profitable.

🔑 What This Means for Buyers

Higher rates are the headline, but they also thin out the competition. If you’re watching North Jacksonville home prices before making an offer, here’s how to use this market:

Ask for a Rate Buydown

Instead of only negotiating price, ask the seller to pay points to buy down your rate. With rates near 7%, this can lower your monthly payment more than a price reduction of the same amount.

Shop 32226 and 32219 for Leverage

These two zips have the longest days on market (68–80 days) and the most price cuts. That’s where you’ll find the most motivated sellers. 32218 is tighter — expect to pay close to asking there.

Get Your Pre-Approval Refreshed

If you were pre-approved this summer, your buying power may have changed with rates about a point higher than a year ago. Have your lender re-run the numbers before you start touring.

🎖️ Military Buyers: If you’re PCSing to NAS Jax or Mayport this fall or winter, ask your lender to compare VA rates against conventional — VA loans often price below conventional and require no down payment, which matters more when rates rise. I specialize in helping military families navigate Jacksonville — from pre-approval with VA lenders to closing.

🔮 What’s Next for North Jacksonville?

With the Fed on hold for now but a December hike possible, expect flat-to-modest price movement through the end of 2026 rather than sharp swings. Here’s what’s driving North Jacksonville specifically:

Factors to Watch

Interest Rates — The Big One — The Federal Reserve held its benchmark rate at 3.75%–4.00% on October 28 after September’s quarter-point hike, with two members dissenting in favor of another increase. Markets are now pricing a likely December hike. The 30-year fixed averaged 7.24% on October 29 per Freddie Mac, down from 7.40% on October 15 but well above 6.17% a year ago. It remains the biggest swing factor for North Jax buyers this winter.

JIA Concourse B Opens in January — Jacksonville International Airport’s $344 million Concourse B is on track to debut in January 2027, with retail and restaurant build-outs permitted in September. More flights and more airport jobs mean more demand in the 32218 airport corridor.

JAXPORT: Softer Volume, Long-Term Investment — JAXPORT reported container tonnage and vessel calls down about 5% year-over-year, citing tariffs, higher fuel costs, and slower Panama Canal traffic — though still ahead of its budget forecast. The board also approved a new western entrance and security plaza at Blount Island, and long-term terminal agreements signed this summer remain in place.

Airport Commerce Center — Over 820,000 square feet of new industrial space is being prepared along the airport corridor. Warehouse and logistics jobs bring workers who need housing in 32218 and 32219.

Military Stability — NAS Jacksonville and Mayport aren’t going anywhere. The steady flow of PCS relocations creates consistent baseline demand for North Jax housing, regardless of where rates go.

Healthcare Growth — UF Health North’s second patient tower near Jacksonville International Airport added 124 patient rooms, bringing medical professionals who need housing in the area.

Frequently Asked Questions

The median home price across North Jacksonville’s key zip codes ranges from approximately $305,000 to $403,000 based on the latest zip-level sales data (three months ending August 2026). The 32226 zip code (Oceanway, The Cape) leads at about $403,000, down 4.1% year-over-year. The 32218 zip code (River City area) has a median of about $320,000, essentially flat from last year, and the 32219 zip code (Garden City) sits at approximately $305,000, down about 1%. Countywide, the Duval County median sale price reached $345,000 in September 2026, up 3.6% from August.

Is North Jacksonville a buyer’s or seller’s market in 2026?

North Jacksonville is a balanced market that has tilted slightly toward buyers this fall. Duval County inventory rose to 3.8 months of supply in September 2026 (from 3.4 in August), closed sales fell 9.1% to 830, and homes are still selling for about 97.4% of asking across the region. Buyers have more choices and room to negotiate, but well-priced homes still go under contract in a median of about 29 days. Mortgage rates near 7.24% are the main reason buyers are more cautious.

How long do homes take to sell in North Jacksonville?

Days on market varies by zip code and pricing. Duval County homes went under contract in a median of about 29 days in September 2026 (up from 25 in August), while Redfin’s all-property average for Jacksonville runs closer to 57 days. In North Jacksonville, 32218 averages about 56 days, 32219 about 68 days, and 32226 about 80 days. Homes that sit past 60 days are typically priced above what current buyers will pay.

Should I sell my home in North Jacksonville now?

It is still a workable market for sellers who price correctly. The Duval County median reached $345,000 in September, 32218 homes are selling at 98.7% of asking, and 32219 is closing near 99.4%. The headwinds are mortgage rates at about 7.24% (Federal Reserve held rates on October 28 but may hike again in December), a 9.1% drop in closed sales, and more inventory competing for the same buyers. Pricing at the market on day one matters more than ever this winter.
